A condominium is a single complex of real estate, including a land plot, a residential building located on it, and other real estate objects. At the same time, individual premises (including apartments), intended for residential or other purposes (for example, restaurants, shops), are owned or leased for a long time, and common property (such as a swimming pool, playgrounds, a gym) is in common shared ownership.
The condominium’s life support (keeping the adjacent territory and inside the building clean, solving water supply problems, landscaping the territory, etc.) is handled by its own management company. The costs of managing the common property are divided in accordance with the share of the acquired living space.
Utility payments are divided into utility bills (payment for electricity, water) and fees to the management company.
In a condominium there are always rules of residence, such as, for example, separate waste collection or keeping pets.
Thus, the main advantage of a condo (apartment in a condominium) over a separate apartment in an apartment building is infrastructure. In terms of living conditions, a condominium is somewhat reminiscent of a resort, offering its residents special conditions. The more infrastructure facilities on the territory of the complex, the more prestigious it is, and the housing in it is more expensive.
The apartment can be decorated in one of 2 ways:
Freehold – full ownership, without any restrictions.
Leasehold – long-term lease (30 years with subsequent extensions twice for 30 years, which in total will allow you to own the property for 90 years). This form of property ownership has its advantages. The cost of apartments in leasehold is lower than in freehold, the cost of taxes and fees when registering with the Land Department is lower. It is also easier when reselling an apartment.
Foreigners in Thailand have the full right to register as property (freehold) apartments in condominiums from the so-called foreign quota, which cannot exceed 49% of the living space of the condominium. Foreigners can also purchase the remaining apartments (51% of the living space), but register them for long-term lease (leasehold) or to a Thai company.
The base price includes built-in furniture (wardrobes, kitchen cabinets), air conditioning and landscaping (where applicable).
Infrastructure and common facilities include roads, sewerage, lighting, landscaping, water and power systems, playgrounds and swimming pools.

Management services will be provided by the management company, they include 24-hour security of the territory, shuttle service, laundry services, reception desk, garbage collection, cleaning and maintenance of infrastructure and common areas and any other necessary services.
Under the Guaranteed Rental Program, the management company will guarantee the owner a rental income payment of 5-10% of the apartment price in accordance with the Option specified in the Reservation Form (approved upon purchase).
Usually, the apartment is reserved for the owner and his family members/friends for 14-30 days a year. The reservation dates are agreed upon in advance with the management company.
Payments of guaranteed rental income are made once a year within 30 days after the end of the reporting year.
The owner can leave the guaranteed program or switch to the Rental Pool program by notifying the management company 60 days in advance.
The management company will independently rent out apartments and organize the maintenance of the property. Upon completion of the reporting period, the management company will calculate the net income (rental revenue minus management, marketing and maintenance costs) and pay the owners 60-70% of this amount.
Usually, the apartment is reserved for the owner and his family/friends for 30 days a year. The reservation dates are agreed upon in advance.
